How much does it cost to sell with Southgate Estates?

With Southgate Estates, you will be offered fair, open, and honest fees with no hidden extras. Like most agents, fees are charged on a no-sale, no-fee basis, and are based on the sale price of the property being sold.

Our fee is 1.5% including VAT of the final sale price of your home (or 1.25% plus VAT).

Our minimum fee for a sales transaction is £2340 (£1950 + VAT) which becomes payable on completion. If the property doesn’t complete, you will not be charged. Whether it takes one viewing or 100 viewings to sell, you will be charged the same fee.

This fee includes all the marketing and support you will need throughout the selling process, including all photography, videos, drone footage, glossy brochures, etc.

The only additional cost you might incur is for the Energy Performance Certificate (if your property doesn’t already have one). The cost for an EPC is usually around £85 and is paid directly to the assessor. (We don’t make any money from this transaction.)

You can cancel your agreement with us at any point by giving one week’s notice. There are no cancellation charges, so if you change your mind about selling or wish to change agency, you will pay nothing.

Our Fees – What is included?

All of the following are included free of charge in our packages:

• Professional standard photography.
• A video tour.
• High-aspect photography (if applicable).
• Glossy brochures with floorplans.
• Listing in our window and on all major property portals.
• Social media marketing.
• Mail-outs and contacting potential buyers.
• Unlimited accompanied viewings with feedback provided afterwards.
• Dealing with offers, including careful vetting of all buyers.
• Full aftersales support, including regular chain-chasing and updates.

What is not included:
• The Energy Performance Certificate. £85 (if required.)

“It is always my intention to keep the fees we charge to a minimum. In order to provide the high standards of estate agency that will result in the best sale prices, there are standards that have to be met. Cutting corners or not having enough resources to be there for you when you need us will result in a much more stressful experience for all involved. It certainly isn’t ideal for our clients and it’s not the way I like to operate. If you are looking solely at fees, Southgate Estates won’t be the cheapest, but we most certainly won’t be the most expensive either. Whether you are selling a one-bedroom flat or a country home, your best interests will always come first. If we don’t charge enough, we simply can’t provide the service worthy of one of the biggest and most important transactions of your life.”
