At Southgate Estates, we provide a range of services designed to meet the diverse needs of landlords. We understand that every landlord is unique, which is why we provide three service options to choose from: Premium Managed Service, Platinum Managed Service, and Tenant Find Only Service. Whether you prefer full management support or simply need help finding the right tenant, we have a solution that fits. Explore our fees and services below to find the perfect fit for your rental property needs.
Premium Managed Service - 12.5% (including VAT) of rent due (subject to a minimum fee of 6 months)
Our Premium Managed Service offers a hassle-free experience for landlords who want comprehensive support throughout the tenancy process. With this service you can expect an honest valuation of your property, professional standard photography to showcase its best features, and handling of viewings to find the perfect tenants. We conduct referencing and right-to-rent checks, ensuring reliable and responsible tenants.
Additionally, we take care of all aspects of the tenancy agreement, including the preparation and arrangement of pre-tenancy cleans and inventories (with the landlord covering the associated costs). Our team handles rent collection and ensures the deposit is protected with the Tenancy Deposit Scheme, providing peace Of mind for both parties.
Any maintenance issues at the property are promptly addressed, and we conduct regular pop-in inspections every 3-4 months to ensure the property is well-maintained. We also manage tenancy renewals, arrange
safety checks, and oversee the deposit return process at the end of the tenancy. Please note there is a £300 tenancy set-up fee with this service. With our Premium Managed Service, you can trust that your property
investment is in capable hands, allowing you to enjoy passive income without the stress of day-to-day management.
Platinum Managed Service - 16.5% (including VAT) of rent due (subject to a minimum fee of 12 months)
Our Platinum Managed Service offers an elevated level of service with no additional costs beyond a pre-tenancy clean and the check-in and check-out inventories. This premium service encompasses all the benefits of our Premium Managed Service and more, providing landlords with complete peace of mind.
Beginning with a comprehensive property valuation and professional standard photography, we ensure your property is presented at its best, attracting the ideal tenants. Our referencing and right-to-rent checks
guarantee reliable and responsible tenants for your property.
Handling every aspect of the tenancy set-up process, including arranging pre-tenancy cleans and inventories, we eliminate the need for a separate tenancy set-up fee. Rent collection is managed seamlessly with
deposit protection through the Tenancy Deposit Scheme and rent protection for landlords included.
Any maintenance issues are promptly addressed, and regular pop-in inspections ensure the property’s condition is monitored and maintained throughout the tenancy. We oversee tenancy renewals, arrange safety checks, and manage the deposit return process at the end of the tenancy.
With our Platinum Managed Service, your property investment receives the highest level of care and attention, allowing you to enjoy passive income with complete confidence and ease.
Tenant Find Only Service - 75% (including VAT) of first month's rent (subject to a minimum fee of £400)
With our Tenant Find Only Service, we take care of finding the right tenants for your property and setting up the tenancy, providing landlords with a convenient and cost-effective solution. We handle the entire tenant-finding process, from marketing your property to conducting viewings and selecting suitable tenants. Once suitable tenants have been found, we organise the tenancy set-up, which includes preparing the tenancy agreement. To ensure quality tenants, we conduct thorough reference checks on each applicant. However, landlords are responsible for covering the £30 reference check fee per tenant. Additionally,
if desired, we can arrange the inventories and a pre-tenancy clean, with the cost of these covered by the landlord.
Once the tenancy agreement is executed, the responsibility shifts fully to the landlord, as we do not manage the tenancy or property thereafter. Landlords have full control over the management of the property, promptly dealing with any maintenance issues that may arise and tenant relations.
Our Tenant Find Only Service offers landlords a hassle-free way to secure reliable tenants and set up the tenancy efficiently, giving you the flexibility to manage the property according to your preferences.
