Within an elevated position to the North of Exeter, much of Pennsylvania enjoys far-reaching views over the city and the surrounding Devonshire countryside. Predominantly residential, this prestigious area offers an escape from the rat race whilst still allowing easy access to the city centre and being within close proximity of amenities.
With its easy access to the University, much of ‘lower’ Pennsylvania is popular with students whilst the higher areas are mostly enjoyed by families and the retired. Stoke Hill is situated beside Pennsylvania and is also a popular choice for families due to its well regarded schools. Higher areas of Pennsylvania were some of the last areas of Exeter to be developed due to its hills and steep valleys. The majority of houses where therefore built between 1920s-1980s and include varying sizes from bungalows, smaller terraced properties and townhouses to large detached family homes. Some grand detached period properties can also be seen in more remote locations. As many properties are built on steeper ground, alternative layouts are common within Pennsylvania. For example the ‘upside down’ house is popular with bedrooms downstairs and living accommodation upstairs, often leading out into the garden. Many have far reaching views.
Although very close to each other, Stoke Hill is generally a more affordable area than Pennsylvania with many red-brick post-war style houses. These houses are mostly well built and offer spacious accommodation throughout and frequently have great size gardens. Many properties along Mincinglake Road also have a beautiful open aspect to the rear over Mincinglake Valley Park.
